Windsor Manor
HR Green has announced the location of their next Windsor Manor community of Nevada, IA. This Windsor Manor will be 40 apartments and will be on the campus of the Story County Medical Center. Construction for this community will begin in the summer of 2010 with plans to open in the spring of 2011! Senior Housing is proud to be partnering with HR Green as the management company for this upcoming community!

Courtyard Estates Congratulations to Courtyard Estates in Pleasant Hill for the successful transition of their community to a fully secured memory care community!

GardenView GardenView Assisted Living and Memory Care in Calumet, Michigan is scheduled to open August of 2010. Haan Development is working diligently on renovating the nursing home previously known as "Still Waters," into a state of the art Assisted Living and Memory Care community. Senior Housing is proud to be a part of this as the managing company!

Restaurant Style Dining
Thanks to our culinary partner, Martin Brothers for helping us make 2009 a very successful year for our residents! Senior Housing was able to introduce full restaurant style dining in all of the communities and the residents have expressed much appreciation for this change!
 
 
 
 
 
Newsletter: May 2010

From the President, Allen Phillips:
Welcome to the very first Senior Housing Newsletter! We hope the month of May finds everyone ready for spring! It has been a tough winter in the Midwest but we are certainly enjoying a great spring with plenty of sunshine. As this is our first newsletter, let me take a moment to tell you a bit about Senior Housing. Since the inception of our company in 2004, we have always focused our priority on the customer culture in our community, the residents who reside in our communities. We accomplish this culture by creating training for our teams and experiences that allow our residents to have memorable experiences. One of the many culture items is our "Dare to Dream" experiences which have included trips to Las Vegas, rides in helicopters and airplanes and one resident who received long deserved WWII medals! We are so proud of the dreams that we have created for our residents over the years and are looking forward to creating many more!

I couldn't be more proud of the Senior Housing Team consisting of: Allison Law, Vice President of Operations, Kathy Lansing, RN, Heather Cormier, RN and Peggy Luciano, RN; Nurse Clinicians and Joy Cox and Melissa Sherod; Operations Managers and Mark Takes, Senior Consultant and our Accountants Sharon McAvan and Michelle Duetmeyer! Our goal is to provide each community we manage the on-going support necessary to focus on our Residents and Team culture, while giving our professional Community Managers the tools and support needed to exceed community occupancy, nursing and operations QAs and financial goals outlined in the business plan.

I am also very proud to have had 5 Regulatory Insufficiency Free surveys over the last 14 months by the Iowa Department of Inspections and Appeals; Windsor Manor Grinnell, Windsor Manor Vinton, Garnett Place, Courtyard Estates Pleasant Hill, and Sunset Park Place!

While 2009 was economically turbulent, the Senior Housing industry stayed very strong, and with all future projections this industry will continue to prosper in the coming years. Senior Housing Management celebrated the best year ever in 2009 and is off to a great start in 2010! These successes are driven by the overall performance of the above mentioned communities in all areas of their business from strong occupancy performance and expense control to delivering exceptional quality services to the residents and employees!

I had the privilege in March of celebrating Senior Housing's 6 year anniversary and feel very blessed every day to be in such a heartfelt and exciting industry! Thank you to all of the Community Managers and Senior Housing team for continuing to make our culture present each and every day in the communities we manage and all the customers we serve.

From Senior Housing Consultants, Mark Takes:
2009 was a great year for Senior Housing Consultants. One of the project's completed in 2009 was a 16 unit Assisted Living addition to the Sheffield Care Center on May 21st and received state certification and moved in our first residents in early December. Deerfield Place was a great success with 50% of the apartments preleased prior to opening. Senior Housing Consultants provided Market Research, Financial Feasibility Analysis and Business Development services to the Sheffield Care Center's Board of Directors. Deerfield Place was developed over a period of two years with the Board of Directors and the Care Center's Administrator working with Senior Housing Consultants to identify the project scope, land availability, financing options, and the design build team. The lack of available land on the Care Center's site was overcome with a generous gift from the Sukup family of 4 acres located just east of the Care Center. Financing for Deerfield Place was provided by United Bank and Trust of Sheffield and USDA Rural Housing Development through their Iowa Falls office. After careful consideration the Board chose Solum Lang Architects and Oakview Construction to complete the design build team. Deerfield Place includes a mix of studio, one-bedroom, and two bedroom apartments. Each apartment has its own bathroom and kitchen area. In addition, meals, laundry, housekeeping, emergency call system, 24-hour security, scheduled transportation, and personal care services are available to residents. The Board of Directors used the new construction opportunity to add a new beauty salon and therapy room to provide additional services to residents of both the Care Center and Deerfield Place.

David Dannen, President of the Sheffield Care Centers Board of Directors had the following comments at the ground breaking ceremony:

"We have appreciated the guidance of Senior Housing Consultants from Cedar Rapids! We also appreciated the expertise of Solum-Lang Architects from Cedar Rapids, and Oakview Construction, Inc. from Red Oak, and all the individuals from these firms.

Locally, we are grateful to the Sukup family for their contribution of the land upon which this is being built. Without the assistance of United Bank and Trust Co. in helping us put together a finance package we would not be able to move forward. We also have had the help of USDA Rural Housing Development in providing some financial assistance.

Had it not been for the solid backing and encouragement from these and many others in sharing ideas and words of support we would not have felt as confident about building a fine home for people who may have need for some assistance to maintain their independence."

Look for an update on Parker Place in Parkersburg, Iowa, tragically struck by the tornado, but successfully rebuilt in our next newsletter!

Little Known Facts by Kathy Lansing:
"Spring Incidentals"
This is my favorite time of year! It feels as if the entire world just waking up after a season of cold and snow! One of the little "incidentals" accompanying the arrival of spring is ticks. Ticks are small, spiderlike insects that bite into the skin and feed on the underlying blood supply. Ticks live in the fur and feathers of many birds and animals. As they too "wake up" they begin a feeding frenzy that lasts most often from early spring to late summer.

Most ticks do not carry diseases and most tick bites do not cause health problems, however it is important to remove them as soon as you find them. Removal is most easily accomplished by grasping them as close to the skin as possible with a fine-tipped tweezers and gently pulling. Pull straight out and try not to crush the body. Wash the area with soap and water and apply an antiseptic after removal.

Many of the diseases ticks carry may pass to humans including Rocky Mountain spotted fever, Lyme disease and Colorado tick fever. Contact your healthcare provider if you are unable to remove the entire tick or if you develop a red rash that expands over several days, especially if you know you were recently exposed. The rash may or may not be in the area where you were bitten and may be accompanied by flulike symptoms such as fatigue, headache, stiff neck, fever, chills or body aches. Sometimes a craterlike sore or ulcer may accompany the flu symptoms. The symptoms may appear one day to one month after being bitten.

Protect yourself before going outdoors. Wear light colored clothing and limit exposed areas of skin. Consider using an insect repellent; however remember not to place it on the hands of children because they often put their fingers in their mouth. After returning indoors, wash the repellent off with soap and water and change clothing, check your skin and scalp thoroughly, especially if you have been in the woods. Remember to check household pets for the presence of ticks as well. Removal from pets can be accomplished in the same way as for humans.
